M <br />f IT 4, <br />I all <br />The proposed development seeks to maintain the natural character of the creek by retaining <br />mature cottonwood and elm trees between the creek and the propped deveiapment� and by <br />planting native grasses and shrubs adjacent to the creels. The retention of the stingy mature <br />trees will provide visual.*e�,.�.: the buildings and a sense of sWc, while aUOWMg never. <br />mare desirablelantin (see discussion of landscape plan) to establish themselves on the cut <br />bank. <br />Drainage IN <br />The current paurs Place site contains about 30D,000 square feet of hard surfaced area which <br />drains into the creek causing erasion of the east bank, It is mpected that the proposed <br />development vdH ultimately moist of slightly less than 300,000 square feet of hard surface <br />area. Rain water will be collected by a storm water system which wild be treated in three water <br />quality ponds to Titter sedimentation and contaminants. The treated water will be released <br />into the creek at two outlets which will have stone rip rap, filter fabric and vegetation to <br />stabaliff-e soils and m'raimi erosion. <br />The site is serviced by sanitary and water services M Lydia Avenue on the north and also in <br />County C2 on the south. An eight inch water main wiU be constructed in the now frontage <br />road to provide a loop connection between Lydia and C2 and to service the proposed <br />buil 4 <br />
