The <br />land south of the site is primarily mail, including adsting restaurants and recently developed <br />aeigh'borhood retail anchored ley Byerly ?s. The land west of the site is an established <br />residential area, and the land north of the site is Northwestern College. The east aide of <br />Snelling includes a mixture of lead uses; includi three to five story multifamily, religious <br />and e By residential housing* The propped development responds to each of these <br />adjacent land uses by loeati thG proposed motel adjacent to the existing Benjamin *a <br />restaurant at the south end, the prod senior housing along the west end adjacent to <br />Ong residential, and the carnpus mated functions at the northeast quadrant adjacent to the <br />Northwestern olI Mme entrance. <br />W <br />Currently the site area is served by a poorly defined frontap road directly adjacent to Snelling <br />Avenue. This frohtage road has tnet dent and restricted connections to County C2 on the <br />south and Lydia on the north. <br />Planning for the proposed development was accomplished closeli with City staff and <br />consultants in determ�niug the location of the new frontage roads.
