H . 36 and iced iately east of Dale street on the <br />concord is property were completed. Rottlund comp any , the project <br />developer,'has now requested that the city accept the public <br />improvements on the Concordia sites A letter from the project engin" eer <br />is attached noting the work has been completed in accordance with city <br />speci f ications o Aso-built plans have been submitted for the project <br />along with required testing and inspection records <br />According to past agreements with the developer, the city will <br />responsible for ownership and maintenance as a public street c Lovell <br />Avenue from Dale-Street to Minnesota Avenue. This section of road has <br />been constructed in accordance with the city standards* In terns of <br />utilities, we will be responsible for ownership and maintenance of <br />watermain on Lovell Avenue from Dale street to Minnesota and storm sewer <br />on Lovell Avenue between Dale Street and -Minnesotan Avenues Storm sewer <br />constructed within the project on public easements to drain the ponding <br />area will also be the responsibility of the city. Appropriate easements <br />have been conveyed through the plat for access to these utilities. <br />Attached are maps showing the public improvements which will be the <br />responsibility of the city. <br />Policy objectivese Developers have two options when proposing new <br />projects within the city regarding public improvements* These include <br />1•. Petition the city to have the project constructed by the city <br />contractor and then assessed against the property <br />2. Hire a private company to construct the project as per approved <br />plans which <br />City staff will make final inspections upon — :�m'pl et ion of the prcj ect to <br />insure that work was done in accordance with:' our standards i If the work <br />is adequate, the city will accept the project and assume future <br />maintenance of the new public facilities <br />
