Igo <br />developers compete for development sites, raising the price of sites? Does only the "lain hanging fxuit" (the <br />easily developed sites) get redeveloped first? Who plans for and provides the common infrastructure and <br />open space amenities? Is there any city control? <br />Definition: A "market diriven" redevelopment of Twin Dales is a short term development solution and <br />simply means that the development community tales advantage of the market timing for purchase and the <br />development opportunity on whatever parcels are on the market and in whatever type of land use is <br />immediately viable. The developer assumes the proposal will be accepted and approved by the City. The <br />property may or may not be purchased at fair market value by the developer (with no city involvement in <br />establishing market value or using /threatening the use of eminent domain). Since this is a private sector <br />initiative, no City assurances are given for public assistance or incentives, and no coordination of uses is <br />anticipated. It is the burden of the developer to convince the city of the need for the uses proposed and any <br />changes in the long terin master plan of Twin bakes. The developer is also responsible for AIWA. <br />modifications and environmental clean up to state and federal standards. <br />
