4.0 APPROVAL by the CITY <br />The CITY hereby approves the following plans on file with the City. The DEV "E OPER <br />shall develop the subject property in accordance with these plans. If, however, the plans <br />are inconsistent with the written terms of this Agreement, the written tee of this <br />Agreement shall control. If the plans address items not specifically addressed in this <br />Agreement, the plans shall govern with respect to those items. The plans are: <br />A ertlf xcate of Survey indicating existing site conditions, dated <br />2003. <br />hibit B Site development plan that includes property boundary, building <br />setbacks, structure location (including the trash enclosure), curbing, and <br />parking setbacks (each individual development project), dated September <br />5, 2003, <br />Exhibit C Grading plan illustrating existing grades and those proposed after <br />completion of the proposed construction, drainage directions, spot <br />elevations, catch basins for surface water catchment, and the erosion <br />control plan, dated September 5, 2003, <br />Utility plan, including sanitary surer and water main illustrating all <br />connections, pipe sized, line locations, manhole locations, hydrant <br />locations, and other applicable utility plan infortnation, dated September <br />2003. <br />Exhibit E Landscape plan including materials list, sizes and locations of all plant <br />rnaterxals, dated September 5, 2003. <br />Site lighting plan including specifications and lighting calculations for <br />cooperative parking lot, dated 92003. <br />Exhibit G Building floor plans (G, I — ) With dimensions of the faculty (by <br />Ellerbe Becket) dated September 5, 2003. <br />Exhibit H Building elevations (H) with dimensions and materials identified (y <br />Ellerbe Becket) dated September 5, 2003. <br />5.0 REZONING <br />The CITY conducted a combined heafing on April 2, 2003 (Planning Concession - <br />hearing on Preliminary Plat, Rezoning, and Concept Development Plan) and on April 28, <br />2003 (City Council) to consider various aspects of the Planned Unit Development zone <br />designation consistent with the City Comprehensive Plan and adopted Master Plan for the <br />site. <br />
