A. Project Over-view Master Plan — Includes phase I and phase 2 North .Heights Lutheran Church is proposing the construction of a new 1,200 seat Sanctuary and K-12 School to replace their existing 400 seat Sanctuary and -8 School on the existing site. The site for this campus is located on the northwest quadrant of Rice Street and County Road C in Roseville, MN. The proposed 134:930 s.f. . building footprint will he located on the existing 11.4 acre site . The full Master - Plan b ui ldo ut is proposed to be accomplished in two (2) separate phases to be constructed at two (2) different time frames. The site work . Project Description: It is the, desire of Noilh Heights Lutheran ChLir-Ch to scree OL117 community with spiritual life, and growth in all areas the church serves. North Heights Christian Academy has outgrown the present facilities and reeds upgraded facilities to fully serve its purposes. The church facilities are outdated and insufficient to meet the needs of the future_ The proposed three story School with a basement would be located on the southeast comer of the site, When the K-12 school grows to capacity, there would be three classrooms of 20-25 students for each garde level with special activity support spaces including, library, science labs and administration. Students will not be bused to school and bLasin� is planned for speci',d off site classes or activities only. tLrdent parking would be off-street parking by peer E only. The proposed central one story support space would connect the School and the Sanctuary. This area of the building would include the shared functions of a Kitchen, afeten* afFel lowship Hall, Meeting Dooms, Classrooms, a 400 seat gym, 750 seat auditorium and an area for Day Care. The proposed Sanctuary and two story support areas would he located in the north end of the building. This area of the building would include a 1,200 seat Sanctuary, Offices, Meeting Rooms and Classrooms. Exterior finish materials are masonry and metal window and door .5vstetns. The -site consists of two parking lots. A north lot with 334 parking spaces and a south lot Nvith 83 parking spaces. The soccer field and softball field will overlap each other. The remainder of the site will be the proposed building and landscaped green space*
