C. Project Phair <br />The constniction for this project is proposed to be completed in two phases <br />Phase I as defined in the Phase 1 -- Final Development flan — PLID submittal as <br />currently proposed will he completed and occupied by the church for a period of time <br />prior to the stw-t of Phase 2 construction. <br />The construction start date for Phase I is estimated to be approximately fall of 2004, <br />contingent on fund raising success. <br />Phase 2 as proposed herein includes the demolition of the remaining one story school <br />/ support, demolition of the existing Sanctuary and existing parking lot, demolition of <br />the existing parson;ige, c:onstrLrction of a new 1,200 scat SanCtUary, associLated one <br />story sLIpport s(aces, school, 334 new parking sp;tces and associated sitework. <br />The constrLIctIoll stai`t date for phase 2 is approximately three to eight years after <br />I)ht.Lsc I completion, contingent on Fund raising ;success. <br />D. Zoning Criteria <br />a <br />Zoning Code (1004.02, A.5r A.6 & C.4) <br />This site is zoned R-1, Single Family Residence. Both a church, private / parochial <br />school and Day Care are permitted uses within this classification. <br />Ma iirnum Total k ufface Area (I 004.01 , -6)'s <br />City Cfitefifi: Total impervious surface not to exceed 30% of the total lot or <br />parcel sl /C. <br />v Proposed: rI'he total impervious surface on this site is 62.6%. Th i s <br />includes the building., parking lots, and sidewalk within the property lines <br />and the pond. <br />Notes: The impervious surface does not meet the city criteria. The <br />impervious surface on the existing site is 49.1 , with no storm water <br />treatment pond, and little Iandscaping. <br />
