B. <br />Department Approval: wag x roved: Agenda section <br />TFD 17 HEARING <br />Item D es ctipdon: A request by Gary Weldon for a ot subdivislon of his propel <br />located at 910 Countv Road F3522 <br />1.0 REQUESTED ACTION <br />1.1 Gary Weldon seeps approval of a minor subdivision to create two single - family parcels <br />out of his existing 33,000 square foot lot. Each of the new parcels created will meet or <br />exceed all City lot size requirements, <br />2.0 BACKGROUND <br />ND <br />2.1 Section 11.0404 E states: Three Parcel Minor Subdivision: when a subdivision creates a <br />total of three (3) or less parcels, situated in an area where public utilities and street rights <br />of way to serve the proposed parcels already exist in accordance with City odes, and no <br />further utility or street extensions are necessary, and the new parcels meet or exceed the <br />size requirements of the zoning code, the applicant may apply for a minor subdivision <br />approval. <br />2.2 The Weldon lot lies between County Road B and Burke Avenue* The parcel is locatei <br />within Comprehensive Planning District 14, where it is designated as low density <br />residential, LR and is zoned R -1, Single Family residential District. <br />2.3 Mr. Weldon has requested a minor subdivision to allow the creation of two parcels <br />exceeding the minimum standards of the Ri 1 Single Family Residential al District. Their <br />existing lot has a length along County load B of 100 feet and a depth of 465 feet. Parcel <br />"'A "" would include the existing hone and he 100 feet wide and 330 feet deep (1 9,500 sq. <br />fl.) and Parcel "B" would be 100 feet wide along Burke Avenue and 13 5 feet deep <br />(13,500 sq. ft.), which parcel would be sold for the purpose of constructing a new single <br />family home. <br />2.4 No new street or utility construction is necessary to serve the proposed division. Sewer <br />and water laterals and utility easements are necessary for the vacant developable parcel. <br />Are existing driveway and apron accesses Burke Avenue. <br />2.5 Should the request be approved by the City Council, the staff, prior to the applicant's <br />recording with the Ramsey County recorder, must review a certificate of survey and a, <br />quit claim deed for compliance with the Council's approval. <br />PF3522 RCA 091503 Page I of 3 <br />
