REQUEST FOR CITY COUNCIL ACTION <br />DATE: 07/28/03 <br />ITEM NO.. X1. D. <br />Department Approval: Agenda. Section: <br />DPW <br />Item Description: Request by United Properties to Correcting Pat Dimensions on Seven <br />Single Family Lots - Applewood Pointe of Arona Flat P3457 . <br />1.0 REQUES'T'ED ACTION: <br />1.1 United Properties has requested approval to correct the Applewood Pointe of Arona Plat <br />to allow the seven single - family detached housing lots to be 48 feet in width instead of <br />what was shown on the plat as 45 -foot wide lots. The corrected lots are less likely to need <br />side yard set hack variances. The lots would accommodate a home that is 38 feet in <br />width, which means that a two -car garage and driveway can be along the front face of the <br />house as well as a visually appealing front entry, porch and green space. That was the <br />intent of the original plan. <br />1.2 The Plat has not been signed or recorded yet and will only require an adjustment to the lot <br />dimensions as shown on the attached drawing. <br />1.3 The only impact that staff found was that the proposal would move the eastern edge of <br />Lot 7 twenty feet closer to the proposed pathway in the park, and still set back over 13 <br />feet from the pathway. <br />2.0 SUMMARY of RECOMMENDATIONS, <br />2.1 The Coir unity Development Staff recommends approval of the correction to the <br />Applewood Pointe of Arona Plat, Block 2, Lots 1 through 7, to allow each of the seven <br />lots to be 3 feet wider. <br />3.0 SUGGESTED ACTION: <br />3.1 By motion, approve the request by United Properties to correct the unrecorded and <br />unshed Applewood Pointe of Arona plat, Bloch 2, Lots I through 7, to allow each of <br />the seven lots to be 3 feet wider. <br />Prepared by: Dennis Welsch (651-490-2232) <br />Atkadmaents : Location map site Plan. <br />\1vict(xialComniDev\P1anning Filesl3450- 34991345 United PropertieslRCA Lot orrectiox(07 8o3).dec <br />PF3457 - RCA 07!28/03 - Page I of I <br />
