4.0 REVIEW of REQUEST: <br />4.1 Mr. Gregg desires to replace his 8 foot by 10 foot (80 s . ft.) garden shed with a 22 foot by 24 <br />foot (528 sq. ff.) detached accessory building in his rear yard. <br />4.2 The Gregg home was constructed in 1951 and lies on a 10,680 square foot (80 foot by 133.5 <br />foot) lot and an impervious coverage allowance of 3,204 square feet. Ft /5. o <br />4.4 The Gregg let is desisted Low Density Residential in the Comprehensive Flan and it is located <br />m the R,1, Single Family Residence Zoning District. <br />5.0 STAFF COMMENTS/ FINDINGS: <br />5.1 The proposed improvement to the Gregg parcel attempts to meet the goals and objectives of <br />the City of Roseville Housing Flan. Specifically, the Housing Plan encourages reinvestment into <br />existing housing to provide increased functionality to retain families within the community to <br />maintain a quality neighborhood. <br />5.2 The existing attached garage is a small two stall garage that has limited storage options, <br />especially when toter vehicles are parked inside. Further, the existing shed is ages and in need or <br />repair. Hence, the proposed 528 square foot accessory building would provide added storage <br />to the property that currently does not exist, which structure would be an amenity and benefit to <br />Mr. Norman and any subsequent home owner. <br />5.3 Section 1004. 0 1 A6 reads: "Maxim um Total Surface Area: Including detached accessary <br />buildings, principal structures, pavement surfaces (asphalt, concrete andlor brick, stone <br />or other paver), the total impervious surface on a residential lot or parcel shall not <br />exceed 30 of the total lot or parcel size." The Gregg parcel is 1 0,680 square feet in size, <br />affording 3,204 square feet of impervious coverage.
