GERALD A, VOERMANS
March 9} 2003
Roseville Community Development Department
Development Review Committee
2660 Civic Center Die
Roseville, N24 55113
Subject: Vadmce Application — Hardship Narrative
Dear Committee Members:
Please grant a variance for the property located at 1251 Roma Avenue for the following reasons;
The residence was onginally built with a detached garage located behind the house, This preexisting
house /garage configuration has resulted in an unusually long driveway which is causing the site total impervious
surface to exceed the Maximum Total Surface Area (1004.01 A6).
One of the current cidsting hedrooms is 99 square feet, which is small by today }s standards. The addition
will increase that bedroom to 117 square Feet, which is up to currmt standards..
The residence was built in 1953 and has never been upgraded. This addition upgrades the major elements
of the house (Idtchen, bathrooms and bedrooms). We will be upgrading the exterior envelope to be more in
line with current energy codes. Finagy, the addition is designed to blend in with the existing neighborhood.
We have lived its this neighborhood since 1487 and our family has outgrowrm the Moose, We wih have to
consider moving our of the community if the isnprovement is not executed.
The driveway will have to be reconfigured to meet the Maximum Total Surface Area regm- ernent. A
passible option for diis could be 18 -inch wide paved strips up to the garage. Although this would allow us to
meet the requirement, we hope that we will not have to explore options such as this.
Sincerely,
- t1a' "-,A
Gerald A.
