Roseville city Hall Renovation
May 12, 2003
Page 2
COMPENSATION
Based upon preliminary cost estimates by Mc Gough, the construction cost is estimated at $993,000.
Arch itectu rallengi neering fees for renovation work typically run higher than fees for new construction
work due to the increased scope of services required for field verification of existing conditions and
analysis of existing mechanical and electrical systems. Due to work already completed under the
previous additional services contract, compensation is calculated as follows:
Projected Fee — 9% on $993,000 totals $89,370 less fee of $9,150 already paid equals $80,220.
In lieu of writing a separate contract for the City Hall renovation work, AIWA proposes amending our
current owner- Architect Agreement to include this increase in scope. We would reduce the fee
percentage to 7 %% as per our current contract, calculated as follows:
Proposed Fee — 71/4% on $993,000 totals $76,960.
If the schedule is revised at the city's request and a separate bid package is required, fees would be
increased to cover the additional time and labor costs.
Please let me know if you have any questions regarding this request. We look forward to a
continued successful relationship with the City of Roseville.
Sincerely,
AN KENY DELL ARCHITECTS, P.A.
Pamela Bakken Anderson, AlA
Project Manager
Xc: File
