Our second proposal., enclosed here, has 1 422 square feet of impervious coverage, <br />with 8 -foot encroachment into the backyard, preserving window wells and air <br />conditioning, <br />Reasonable enjoyment of the property <br />• Our parcel is srnaffer that the average neighborhood lot with approdmtely <br />113761 square feet (.27 acres). 4156 square feet is front yard setback zone and <br />2662 square feet in the side yard set back zone, totaling 67818 square feet. 8% of <br />the property is located in the setback zone because it is a corner lot. <br />• We have a very nice landscape in the setback zones expressly designed for the <br />enjoyment of our neighbors. Landscape tours and gardening advice are a frequent <br />request from our neighbors. <br />Our back yard is very important to our lifestyle. We take our meals in our yard <br />nearly every day throughout the warmer months* and we cook outside year <br />`round. we entertain on a large scab (usually the neighborhood) in our backyard. <br />We wish to preserve as much of the back yard as possible, not only for our <br />outdoor use now, but to allow a future expansion of our (outdated) kitchen. (This <br />is especially important to us because Sarah is a retired Chef) <br />Precedence of similar variances <br />• Within the 150 foot buffer of our parcel there are at least three similar garage <br />structures in the front yard set back: 2073 Irene Street, 422 Crescent Lane, and <br />2052 Irene Street. <br />• Ow proposal for variance is considered a viable solution for other small and <br />unusual parcels in this neighborhood. We expect you will treat our situation <br />similarly. <br />Impact on the adjacent property at 2073 Irene Street <br />Our proposal is sensitive to the issues of the adjacent property owner at 2073 <br />Irene Street. The proposed structure is 7 feet from our shared property line, and <br />the proposed drive is 11 feet from the property line. This will allow ample space <br />to landscape a buffer zone. The area already contains nature lilacs, which will be <br />preserved. <br />Our parcel is level, but it sits 4 feet below the parcel at 2073 Irene. our proposed <br />structure has s feet walls and will be of visual impact from neighbor's <br />front porch. <br />We propose the gable ends to face the adjacent neighbor so that the height is <br />again ' d from their view, and that they have a visually pleasing facade. <br />• We have removed a subuantW tree at a substanfid price to allow space for the <br />garage on the East side of the lot to max* a the front yard impact. our <br />neighbors filly supported the tree removal because it grey improves the <br />sunlight available to their yard and front porch. <br />• We did support the adjacent neighbor in their front yard garage variance two i <br />gears ago. Because of the curvature of the stmt our proposed garage w H visually <br />be in line with the garage at 2073 Irene Street. <br />
