the additional hard surface driveway required by SITE 1 due to its proximity to the <br />current driveway. This will ease drainage impact, lower coats, and reduce future <br />maintenance needs, such as snow removal. Most irnportarrtly, SITE 2 alleviates the safety <br />concerns created by SITE 1 by eliminating the Eft x 22.25ft "alley". SITE 2 would extend <br />approximately 17.75ft closer to Victoria Street than the front line of my house. However, <br />the extreme setback of my house and attached garage would keep SITE 2 approximately <br />9.98ft behind the minimum building setback fine. My neighbor to the north has an <br />attaehed garage built at of near the Soft setback line, so SITE 2 would be approximately <br />9.9 8 behind my neighbor's stMcture. <br />The previously mentioned properties that lead me to propose SITE 2 are: <br />2469 Ha aline in Roseville — A second 2 +ear garage, detached, and with a second <br />floor, built completely in front of the existing house. <br />3154 and 3316 Victotia, both in Shoreview — These 2 properties are located within 3 <br />blocks of my property, and both have a second 2 car detached garage located <br />completely in front of the respective houses. <br />All of these properties have the second garage door facing perpendicular to the attached <br />garage. They are all attraztive properties, and do not detract fronn the neighborhood. <br />I have included pictures with this application showing the approximate location of SITE <br />on my lot. There are also pictures showing the sitelines from the ]E and SE corners of <br />SUE 2 showing the view towards the nearest neighbors. <br />Victoria Street contains a wide variety of housing, from size, price, and age, to setback <br />and elevation. This is what gives Victoria Street a unique character. SITE 2 will fit to <br />well with, and even add to, that character w1file eliminating the negative aspects of the <br />only other possible site. <br />(all dimensions referring to the location of the building sites are listed as approximate <br />because they are based solely on the 6/1990 survey by Advance Surveying) <br />
