A. Project Overview North Heights Lutheran Church is proposing the construction of a new 1,200 seat Sanctuary and K- School to replace their existing 400 seat Sanctuary and K-8 School on the existing site. The site for this campus is located on the northwest quadrant of Rice Street and County Road C in Roseville, MN. The proposed 134,930 s . f. building footprint will be located on the existing 11.4 acre site The site work includes parking, landscaping and playing fields. B. Project Description: It is the desire of North Heights Lutheran Church to serve our community with spiritual life and growth in all areas the church serves. Forth Heights Christian Academy has outgrown the present facilities and needs upgraded facilities to fully serve its purposes. The church facilities are outdated and insufficient to meet the needs of the future. The proposed three story School with a basement world he located on the southeast corner of the site. When the K-12 school grows to capacity, there would be three classrooms of 20-25 students for each grade level with special activity support spaces includipg, library, science labs and administration. Students will not be bused to school and busing is planned for special off site classes or activities only. Student parking would he off-street parking by permit only. The proposed central one story support space would connect the School and the Sanctuary. This area of the hui ldi ng would include the shared functions of a i tchen, Cafeteria/Fellowship Fall} Meeting Rooms* Classrooms, a 400 seat gym, 750 seat auditorium and an area for Day Care. The proposed Sanctuary and two story support areas would be located in the north end of the building. This area of the building would include a 1,200 seat Sanctuary, Offices, Meeting Rooms and Classrooms. Exterior finish materials are masonry and metal window and door systems. The site consists of two parking lots. A north lot with 334 parking spaces and a south lot with 83 parking spaces. The soccer field and softball field will overlap each other. The remainder of the site will be the proposed building and landscaped green space. C. Project Phasing: The construction for this project is proposed to be completed in two phases. Phase 1 would be the demolition of the south portion of the existing three story School and construction of the new three story K-12 School, 750 seat Auditorium, 83 new parking spaces and associated site work.
