I�I�I�INfiififfJJJJJJJJJJJJJ��irtN l��:x A RESOLUTION APPROVING A 70 FOOT VARY E To SECTION 1004.01A7 AND A VARLANCE To SECTION 70104B2 of THE RO EVI CITY CODE FOR PROPERTY LOCATED AT 986 PARKER AVENUE (IMF 3469) WHEREAS, Jaines [ ueffer has requested a variance to Section 1004.01 A7 (Location) and Section 703.04132 (Distance Between Driveways) of the Roseville City Code to allow the construction of a 24 foot by 24 foot (576 sq. ft.) detached accessory building (garage) and to share a driveway between 896 and 890 Parker Avenue; and WHEREAS, the Iueffer parcel is located at 896 Parker Avenue and legally described as; Frankson 's Garden Plateau ex E. 85 f t ;; Lot 4 and all of Lot 5, Blk (VERIFYLEGAL) PID: 14-29-23-21-0080 WHEREAS, Section 1004.01 A7 of the Roseville City Code does not allow an accessory building to be located in a front yard; and WHEREAS, Mr. Iueffer seeks allowance to place (construct) a detached garage 69 feet from the property line adjacent to Parker Avenue or an encroachment of 70 feet into the front yard; and WHET EA , Section 703.04E requires driveways to be setback a min8irnurn of 5 fee from a side yard property lire; and WHEREAS, Mr. I ueffer seeks allowance to share a driveway with the property at 890 Parker Avenue; and WHEREAS, the Roseville Planning Commission Meld the public hearing regarding the ueffer variance requests (Section 1004.01 Ai & 703.04E2) on May 7, 2003, and recommended (40) approval of the request, based on findings ndin,gs outlined in Section 5 and conditions of Seettori of the project report dated May 7, 2003.
