PHASE <br />5.4 phase I would entail the demolition of the south portion of the existing three story school and <br />construction of new three story school (including a basement)} 750 seat auditorium, 83 <br />surface parking spaces, and other site improvements. This phase may also include the <br />gymnasium and/or large assembly /gathering room. <br />5.5 The structure is propose to be set hack a minimum of 30 feet from the property line adjacent <br />to Rice Street* 28 feet from the property line adjacent to County load C, and approximately <br />320 feet from the Woodbridge Street property line. <br />5.6 The proposed parking lot adjacent to the school will be setback 28 feet from Woodbridge Street <br />and 28 feet from County Road C. The parking lot includes two access points, one from <br />Woodbridge Street and one from County Road C. The access from County Load C is proposed <br />as the student/bus drop -off and the west entry (main) to the school. <br />5,7 The proposed three story school will be approximately 50 feet in height. The overall building <br />height will be premised on the size of rooftop mechanical units and where they are placed, The <br />City Code requires 100% screening of these rooftop units, which can be accomplished by <br />increasing the building wall or parapet wall height. <br />5.9 It is anticipated that the school will have a maximum of 50 staff /employees. <br />5.9 The proposed landscape plan for this phase includes berming and landscaping for the parking <br />lot from the adjacent residences to the west and south. The plan also includes boulevard trees, <br />parking lot landscaping (5%), and interior site landscaping. <br />5.10 The new school anticipates utilizing the existing sanitary and water services currently provided <br />to the structure, other necessary private services, such as electric, telephone, and cable, will be <br />provided by private business. <br />5.11 The proposal includes a small infiltration./storage area for storm water management associated <br />with the Phase I parking lot. To assist with rate control, roof ponding will be incorporated into <br />the design of each phased structure. This plan must be reviewed and approved by the Capital <br />Regions watershed and the Roseville Public works Department. <br />5.12 The Phase I proposal includes two sign locations; one along County Road C at the access drive <br />to the school parking lot and the other in the southeast corner at Rice Street and County Road <br />C. The sign proposed along County Road C has a 12 foot setback from, the property line and <br />the sign in the southeast corner has a minimum setback of 16 feet and is outside the traffic <br />visibility triangle. <br />PF3 9 — RCA Concept Plan - 060903 Page 3 of 8 <br />
