In either case, access will be provided from the three way intersection at A.rona <br />Street, Terrace Drive and the private entry into the proposed townhome development <br />(previously reviewed) . <br />5.29 Setbacks will be similar to the 18 townhomes to the north and is set forth in the PUD <br />development agreement. <br />5.30 An amenity to the development is the required pond edge trail. A pond overlook will be <br />incorporated in the area. <br />5.31 This particular parcel (outlot A) will he zoned within the PUD with an underlying zoning <br />of R-3, General Residence District to afford the developer the most flexibility regarding <br />future ruse* Development of this parcel will require staff and Planning Commission review <br />and Council approval for anything other than 18 arowhomes* <br />OTHIER AMENITIES: <br />5.32 An extensive trail and sidewalk system is proposed for the site. Sidewalks would be <br />constructed along and adjacent to Arona Street and Terrace Drive} as well as in the interior <br />spaces of each of the specific developments to provide connections. This design /irnprovement <br />is consistent with the Arona- Hamline Neighborhood Master Flan and the need for <br />neighborhood pedestrian access improvements. In addition, consistent with the adopted Master <br />Plan, the developer will work with the adjacent property owners to the east and west to provide <br />trail connections to the park and pond pathway. <br />5.33 The city is also planning to construct a public park trail around as much of the goad a possible. <br />The design could possibly include a boardwalk on the east side of the pond adjacent the Terrace <br />Park Apartments. <br />5.34 There is also an extensive landscape plan for each of the project areas and the park, which <br />includes a variety of trees, shrubs, and perennials. <br />6.1 The City Council approved the rona- Handine Neighborhood March 2002 as <br />a comprehensive Flan amendment, which included the following vision statement and planning <br />principles as a guide in the development of the area. <br />The Arona- a line Neighborhood .Master Pia the Plan) seeks to create a unique <br />livable community that blends housing, commercial and public open space with quality <br />design, improved circulation and public gathering spaces.
