5.17 These seven lots, the northern park, the east park/trail area, and the pond, will be <br />rezoned within the PUD and have an underlying zoning of R -1, Single Fandly Residence <br />District. <br />TOWN HOMES: <br />5,18 The town home proposal will consist of three, six unit "row homes "' (18 total units) complexes <br />on the west side of Arona Street. Access to the garage area will be provided on the north and <br />south sides of the townhome site. <br />5.19 The setbacks are set forth in the PUD Agreement. <br />5.20 Each unit will have a slightly elevated main floor entry meaning the garage ` in the rear is slightly <br />recessed because of the grade. Stairs will bring residents and guests up to the main entry door <br />in typical fashion of a ;grow home'}. Each unit will have a second story as well, with an average <br />height of 28 feet from grade to the midpoint of the roof. Units will include entry porches and <br />rear decks over a portion of the garage. <br />5.21 These 18 units and the adjacent land between a Street and the west property line will <br />be rezoned - within underlying <br />R-6, . <br />SENIOR COOPERATIVE. <br />■ <br />5.22 The senior cooperative will consist 96 units within a three (east/west wings) and four story <br />structure. The structure is generally situated in the center of the 13 acre parcel with vehicular <br />access from the private drive. Access is designed In a horseshoe shape with parking around the <br />periphery and a central. courtyard. <br />5.23 The setbacks are set out ' in the PUD agreement <br />5.24 Vehicles will enter the cooperative site via the private street extending from krona Street and <br />enter the underground parking garage on the west side of the structure. This access to the <br />underground garage is one way, with the exit being provided on the south side exiting to <br />Terrace give. <br />5.25 On the north side of the cooperative building, a travel lane will accommodate two -way traffic <br />and additional parking will be provided for 45 vehicles around the inside of the horseshoe <br />designed drive lane. <br />5.26 The area surrounded by the parking, private drive, and cooperative access /parking is a courtyard <br />area that will include parr -like amenities including, walkways, benches, a gazebo, and possible <br />recreational amenities like a horseshoe pit and shuffleboard. <br />5.27 The senior cooperative parcel will be rezoned within the PUD With an underlying Zow I ng <br />of R-3, General Residence District. <br />FUTURE DEVELOPMENT — OUTLOT - <br />t <br />5.28 The outlot at the southwest corner of the development is for a phase U use of multiple family <br />PF3457 - RCA Final flan and Plat Approval - 061603 Fag 5 of <br />
