Off-street parking areas shall be improved as shown on the <br />approved site development plan (Exhibit B), and shall include hard surfacing <br />(bituminous)} concrete perimeter curbing* and a drainage plan. The cooperative senior <br />housing development is responsible for and shall have a minimum of 45 exterior on -site <br />parking stalls and l underground parking stall per unit. No semi tractor/ trailer} <br />recreational vehicle} or trailer parking (daytime or evening) shall be allowed on the site, <br />except while delivering materials. <br />9.28 Signage. Signage for each structure shall be consistent with Section 1009 of the <br />Roseville City Code except that prior to the issuance of any sign permits} a sign plan <br />shall be provided to the Community Development Director for review and approval. Said <br />sign plan shall include a uniform sign plan incorporating signage type, style, font, and <br />color. all owners and tenants shall be bound by the signage plan as part of their <br />association by -lags as well as this agreement. The signage plan for the Cooperative <br />Dousing and the rowhornes (Exhibit N) must be approved by the Community <br />Development Director. <br />9.29 Lighting. Street and parking lot lights shall be of a decorative style. Fighting shall be <br />consistent throughout the development and meet the :.ighti ng requirements of Section <br />10 10. 1 2 of the City Code (Exhibit ). <br />9.30 Anticipated DeveIopment Schedule. The City is in receipt of the Developer's <br />anticipated schedule for site work} structure construction} and tenant space occupation <br />(Exhibit .1)+ <br />9.31 The necessary public trail and right -of -way <br />dedication for arona Street, Applewood Court} and Terrace Drive shall be included on <br />the subdivision plat (or be recorded against the plat) for the development referred to as <br />pplewood Pointe of arona, and approved by the Public works Director. <br />9,32 Master Easements Document. all easement documents to be recorded for the purpose <br />of access, garbing and/or utilities must be included on the easement plan (Exhibit E) and <br />be approved by the Public Works Director. <br />9.33 Parks, Ponds, and Trails Dedication and Construction* The DEVELOPER shall be <br />responsible for the construction and conveyance to the City of 2.2 acres (approximate) for <br />public park, located along the north boundary of the development and 2.4 acres <br />(approximate) of public pond and trail. The DEVELOPER shall construct minirnurn <br />improvements as stipulated in the Subdivision and Public Improvement Contract. <br />For purposes of this agreement, the failure of the DEVELOPER to perform any <br />covenant, obligation or agreement of the DEVELOPER hereunder, and the continuance <br />13 <br />
