1 <br />2 <br />3 <br />4 <br />5 Final Draft (revised June 12, 2003) <br />6 <br />7 CITY of l o EvILL <br />8 SUBDIVISION AND PUBLIC IMPROVEMENT CONTRACT <br />9 APPLEWOOD POINTS <br />10 <br />11 <br />12 <br />13 AGREEMENT, dated , 2003, is entered into between the CITY OF RO EVILLE,, <br />14 a Minnesota municipal corporation, of 2660 Civic Center Drive, Roseville, Minnesota 55113 <br />15 ("CITY""),, and United Properties Investments LL C, a Minnesota limited liability company, 3500 <br />16 American Boulevard West, Suite 200} Minneapolis, Minnesota 55431 ("DEVELOPER"). <br />17 <br />1 &equest for Plat approval. The DEVELOPER has asked the CITY to approve a plat of <br />19 land to be known as APPLEWOOD POINTE of ARONA (also referred to in this contract <br />20 as the "PLAT "). The land is legally described as follows: <br />21 <br />22 Block 1, Lots 1 -19; Block , Lots 1 -7; Block 3, Lot 1; O utlots Ai ;and public <br />23 streets and easements within APPLEWOOD POINTE of A ONA, City of Roseville, <br />24 Ramsey County. <br />25 <br />26 2. P.U.D. AyIgroyal. The CITY has approved the Planned Unit Development in an <br />27 agreement dated 92003. <br />28 <br />29 3. Conditions of PLAT.Approval. <br />30 <br />31 A. Street widths & design considerations: Developer shall construct three public <br />32 streets more or less according to City Specifications and as follows: <br />33 Arona Street extension: Construct 595 feet more or less of 6- foot wide <br />34 bituminous street with B612 Concrete curb and gutter from the northerly <br />35 property line of the development to Terrace Drive. The street shall have <br />36 at least 13 parallel parking stalls located within parking bays where the <br />37 street width is widened to 36 feet. Appropriate signage shall be installed <br />38 to prohibit parking on the street except in parking hags. <br />39 Terrace Drive: Construct 530 feet more or less of -foot wide <br />40 bituminous street with B612 concrete curb and gutter from Arona Street <br />41 Extension to the easterly property line of the development. The street <br />42 shall have at least 4 parallel parking stalls located within parking bays <br />43 where the street width is widened to 36 feet. Appropriate signage shall <br />44 be installed to prohibit parking on the street except in parking bags. <br />45 Applewood Court: Construct 350 feet of 6- foot wide bitumm' ous street <br />46 with B612 concrete curb and gutter from the Arona Drive Extension to <br />Page 1 of 12 <br />
