The street shall <br />4 have at least 4 parallel parking stalls located within parking bays where <br />5 the street width is widened to 36 feet. Appropriate signage shall be <br />6 installed to prohibit parking on the street except in parking bays. <br />7 <br />S B. Park Improvements- To satisfy park dedication requirements, the <br />9 DEVELOPER shall create and dedicate two fully developed as defined in the <br />to park concept plan. The final plans and specifications for these areas shall be <br />reviewed and approved in writing by the Parks and Recreation Director. <br />12 Northerly Neighborhood Park: this park shall be approximately 2+ <br />13 acres of active and passive park use, including a play area., hard -court <br />14 basketball area, enclosure for a portable satellite unit, trails and <br />15 amenities as defined in the concept plan, park identification signage, <br />16 landscaping, and a field for tcam sports. also provide $3000 up front to <br />17 cover portable restroom recital costs for a periods of time managed by the <br />18 CITY. <br />19 Southerly Park: This area shall consist of approximately 2.4 acres of <br />20 park and incorporate a pathway around the existing Arona Pond, An <br />21 overlook shall be constructed looking out over the Pond, as well as <br />22 signage and other amenities installed. <br />23 <br />24 C. lion- vehicular transportation corridors: Pathways and sidewalks shall be <br />25 incorporated throughout the site as reviewed and approved by the Parks and <br />26 Recreation Director. All concrete sidewalks shall be a minimum of 6 -ft wide. <br />27 All bituminous pathways shall be a minimum of 8 -ft wide. An easement shall <br />28 be dedicated on the final plan for all pedestrian ways not located within a <br />29 public right- of` way. <br />30 <br />31 D. Erosion control measures shall be constructed ' in accordance with city and <br />32 Rice Creek watershed District requirements including Ramsey County Soil <br />33 and water Conservation District Best Management practices. <br />34 <br />35 E. Improvements: The existing pond in the southeast corner of the <br />39 site is proposed to be expanded to address both water quality and quantity <br />40 needs for the DEVELOPER and the CITY. This is discussed in detail in the <br />41 City of Roseville Comprehensive Storm water )Management Plan, Appendix <br />42 E, Area 5. At this time the estimated cost for the Arona Pond improvement is <br />43 $7002000. The total cost of the project would be split according to the <br />44 contributing runoff volume. The contributing volume is sprit 13% <br />45 DEVELOPER/ 87% CITY.
