Effect of Subdivision Aporoval. For two (2) gears from the date of this Contract, no <br />amendments to the CITY'S Comprehensive Plan, or official controls shall apply to or <br />affect the use, development density, lot size, lot layout or dedications of the approve <br />Plat unless required by state or federal later or agreed to in waiting by the CITY and the <br />DEVELOPER. Thereafter, notwithstanding anything in this Contract to the contrary., to <br />the full extent permitted by state law the CITY may require compliance with any <br />amendments to the CITY'S Comprehensive Guide Plan, official controls, platting or <br />dedication requirements enacted after the date of this Contract; provided, however, under <br />no circumstances shall any additional parr dedication fees or other park dedication <br />requirements be imposed upon DEVELOPER for the Flat. <br />6. Development Plans. The Plat shall be developed in accordance with the following <br />plans. The plans shall not be attached to this Contract. with the exception of Plan A., the <br />plans may be prepared, subject to CITY approval, after entering the Contract, but before <br />commencement of any work in this Plat. If the plans vary from the written terms of this <br />Contract, the written ter-ns shall control. The CITY shall approve in writing all the <br />referenced plans. The plans are: <br />Plan A — Plat <br />Plan E — Erosion Control Plan <br />Plan C — Plans and Specifications for Public Improvements <br />Plan D — Grading Plan (w/ building and House Pad Locations and Elevations) <br />7. Public Improvements. The DEVELOPER shall install or cause to be installed and pay <br />for the following: <br />A. Sanitary Sewer extensions. <br />E. water Main extensions. <br />C. Storm Sewer conveyance system and infiltration basin as required by Rice <br />Creep watershed District. <br />D. Public Streets- Construct three public streets according to it y Specifications. <br />rona Street extension, Terrace Drive, and Applewood Court. <br />E. Boulevard Sod- sod shall be installed in boulevard areas# once street <br />construction is completed. <br />F. Street Signs: Two streets signs are necessary for this development, one at <br />Arona Street/ Applewood Court and one at Arona Street/ Terrace Drive. <br />G. Park Improvements- To satisfy park dedication requirements, the <br />DEVELOPER shall create two parr areas. The final plans and specifications <br />for these areas shall be reviewed and approved by the Parks and Recreation <br />Director, <br />H. Ikon- vehicular transportation corridors within the Plat and connections to <br />surrounding properties. <br />I. Setting of Lot and Block Monuments for all platted lots and outlots. <br />J. Surveying and Staling of work required to be performed by, � the <br />DEVELOPER. <br />K. Gas, Electric, Telephone Lines, Cable Mines, and infrastructure. <br />Page 4 of 12 <br />
