VARLkNCE QUEST <br />FOR <br />2080 FARRINGTON STET <br />P11D 13-29-23-12-0045 <br />In 1 996 we purchased our home located at 2080 Farrington Street. The house on the proper is <br />a small (980 square feet) gambler built in 1 952. At the tirne we purchased the property it did not <br />have a garage. In 1999 we had a 2 V2car detached garage built on the property. The house as <br />currently built is too small and no longer meets the needs of our family. we very much would <br />like to continue to live in the City of Roseville and in order for use to stay,, we need to undertake <br />a significant -addition to the our house. <br />Our plans include the addition of a new family room, master bedroom and bath, and a new front <br />entry, all over a full basement. One important aspect of this plan is a new front entry with an <br />overhanging canopy which will shelter the front door from the elements. We believe that our <br />proposed design will not be out of character or context for the neighborhood. <br />The proposed extension of the new front entry extends I'-O"± beyond the setback line to align <br />with the westerm face of the existing house (see registered survey). <br />The proposed front entry canopy extends 9' -0"}l beyond the front setback lime, an increase of 6'- <br />0 "± over the -0" allowed by City Code. <br />The hardship of the site is that the corner lot is large, but the existing house is positioned tight to <br />the front setback, unlike the neighboring house to the south. Due to the interior layout of the <br />existing houses the reasonable location for the addition is such that a new entry is necessary. we <br />need the new front entry to be covered to provide a comfortable space of guest arrival /departure <br />and to be of a scale appropriate to the addition being proposed. with the exception of two <br />support columns, the extended overhang will not block sight lines. It will be an open and airy <br />design. we did not build the existing house, so we were not responsible for its position on the <br />site. please note that the existing pause is 45 feet from the curb line and there are no sidewalks. <br />
