A- OSEV 801.00 <br />We have reviewed the United Properties Development located in the northeast corner of Arona <br />Street and the proposed Terrace Drive Connection. The proposal is to develop a neighborhood of <br />single family homes, townhomes, and a senior cooperative. There are also plans for future <br />development of additional townhomes or a condom ni um complex in this neighborhood. <br />In this phase of the review, we have only developed trig generation numbers for this development. <br />It is understood that the United Properties development will not be on the next Planning <br />Commission agenda. However* the Haine Shopping Center area, including the Presbyterian <br />Homes development, will be discussed at this meeting. To assist the City, we have developed <br />anticipated trip generation numbers for the United Properties development. This may help with any <br />questions that arise about the total traffic impact of United Properties and Presbyterian Homes. A <br />site review of the United Properties will be completed soon' <br />The anticipated number of trips at this development has been generated for the AM Peals Dour, the <br />PM Peals Hour} and for the entire day. For each of these time periods, a separate anticipated trip <br />generation has been determined for the single-family homes, the townhomes, the senior cooperative, <br />and for the future development. <br />Within each grouping, a total number of trips was calculated 'based on the Institute of <br />Transportation Engineers' Trig Generation Manual and previous knowledge of the type of <br />generator. This total trip number was then distributed among the various adjacent roadways <br />dependant on the percentage of cars expected to use each roadway. A directional distribution was <br />then applied to deternnine the number of trips entering and exiting each roadway due to the new <br />development. <br />It is important to remember that the information presented in this letter does not include trips due to <br />the future townhomes or condominiums planned by United Properties. Trip g eneration calculations <br />for both of these can be found in the attached tables, but are not included in this analysis. <br />111 Short Elflott Hendrickson Inc.
