Mr. Thomas Paschke <br />January 31, 2003 <br />Page <br />Parking on the east side of the building is in a one -war parking aisle which would travel back to the <br />south and have its own entrance onto Hamline Avenue, Spacing between the driveways onto <br />Hasnline Avenue is less than current and is consistent with other driveways and access locations <br />along Hamline Avenue. The driveways are offset from those on the east side of the street so there <br />should be little conflicts for tinning vehicles. <br />Flom through the parking areas is generally easy to follow and although there is parking on the <br />major aisles, this is consistent -with similar developments. Parking is generally guided by raised <br />channelized islands which should eliminate some of the potential problems of garbing aisle <br />alignment in winter in Minnesota. radii for a conceptual drawing appear adequate, but may need <br />some detailed attention in the final plans. Some minor adjustments will be necessary with the <br />islands at the far west parking lot and with the curb arrangements near the traffic circle at the senior <br />housing development. With these slight modifications, there should be little traffic flog problems <br />within the site. <br />It appears that deliveries can be made to the buildings using either the west side of the office <br />building or the traffic circle or drive aisles of the senior housing development. No trash storage <br />areas are shown but there should be adequate room to provide for some in-building storage and <br />retrieval by a trash pickup vehicle. <br />In summary, it appears that the traffic generated by the development will be less than that which <br />could occur from the existing land use.
