It is
currently anticipated that some of the existing tenants of the Harnline Shopping Center
will move into this new space. Presbyterian Homes is proposing to initially tear down the
east portion of the existing Harnline Shopping Center during construction of the project
and keep the existing west section of the Center operational until the project is
completed. This will allow the existing tenants of the Center who are moving into the
new commercial space the opportunity to remain in the neighborhood until construction
is completed. Anticipated uses for the new commercial /retail space are professional uses
such as medical or dental, barber/beauty salon: restaurant, and neighborhood friendly
commercial/retail. The owner will have sign covenants for a commercial/retail space.
Presbyterian Homes anticipates the senior rental component of the project to generate 2.9
trips per day per unit. This is typical of most senior complexes. The typical traffic
generation by a shopping center under 100,000 square feet is 43 trips per day per 1,000
square feet.
