It is <br />currently anticipated that some of the existing tenants of the Harnline Shopping Center <br />will move into this new space. Presbyterian Homes is proposing to initially tear down the <br />east portion of the existing Harnline Shopping Center during construction of the project <br />and keep the existing west section of the Center operational until the project is <br />completed. This will allow the existing tenants of the Center who are moving into the <br />new commercial space the opportunity to remain in the neighborhood until construction <br />is completed. Anticipated uses for the new commercial /retail space are professional uses <br />such as medical or dental, barber/beauty salon: restaurant, and neighborhood friendly <br />commercial/retail. The owner will have sign covenants for a commercial/retail space. <br />Presbyterian Homes anticipates the senior rental component of the project to generate 2.9 <br />trips per day per unit. This is typical of most senior complexes. The typical traffic <br />generation by a shopping center under 100,000 square feet is 43 trips per day per 1,000 <br />square feet. <br />
