Proposall <br />Presbyterian Homes <br />Presbyterian Hones is applying for a mixed use General Concept Planned Unit <br />Development to redevelop the existing Harnline Shopping Center site. The proposal seeps <br />to construct a 4- story, 92 unit senior rental building with neighborhood con nrercial/retail <br />on the fiat floor. The size of the project is 226,605 square feet. Included in the total <br />square footage is 13,985 for the neighborhood commercial/retail space and 44,994 square <br />feet of underground parking for 92 vehicle's. There will also be surface parking and other <br />site improvements. The property, two existing parcels, would be replatted into three lots, <br />one for future development and rezoned from SC, Shopping Center District to Planned <br />Unit Development with underlying zoning of B -1, Limited Business and R -3 General <br />Residence District_ <br />The proposed senior rental building will have a unit mix as follows: <br />I Bedroom <br />858 Square Feet <br />10 <br />Bedruom <br />1,0 1 b Square Feet <br />3 <br />Bedroom <br />1,15 5 -1,1 78 Square Feet <br />25 <br />2 Bedroom <br />1,200 Square Peet <br />3 <br />2 Bedroom <br />1,566 Square Feet <br />1 <br />2 Bedroom <br />1,580 Square Feet <br />2 <br />2 Bedroom <br />1,682 Square Feet <br />13 <br />2 Bedroom <br />1,900 Square Feet <br />3 <br />Bedroom <br />1,936 -1,960 Square Feet <br />10 <br />2 Bedroom <br />1,972 Square Feet <br />2 <br />The proposed senior building will be a rental building with a fully refundable entrance <br />deposit. The fully refundable deposit has the effect of substantially lowering the monthly <br />rental rate. Presbyterian Homes will hold title to the property, and thereby assume <br />mortgage and tax obligations, thus relieving residents of direct liability for these items. <br />Presbyterian Domes will be responsible for all maintenance, repairs, and future upkeep of <br />the building and property. residents will sign an entrance deposit agreement and a <br />residency agreement. The resident may terminate the residency agreement with thirty -day <br />notice. Entrance deposits are refundable within 120 days of vacating the apartment. <br />Presbyterian Homes will reserve the right to limit refunds to $250,OGO at any given time. <br />The Senior Building will have the following features: <br />Controlled Entrance <br />Community morn <br />Club Room <br />Library /Computer Area <br />wellnessMorkout Area <br />Movie Theatre <br />
