In addition, there is a future development site (estimated at 39,000 square feet) that lies at the <br />west center of the parcel. <br />5.4 Presbyterian Homes owns and occupies a majority of the existing office building which will <br />remain as their corporate offices. The proposed Concept Development Flan includes a 2,600 <br />square foot addition on the west side of the office structure and reprised parking lot and site <br />access with more clearly defined shared parking arrangement for the site. <br />5.5 The new mixed -use building is proposed as an "L" shape structure lying in the southeast corner <br />of the site, fronting along Terrace Drive and Hamline Avenue. The structure would have a 408 <br />foot face or presence along Terrace Drive and a 362 foot face or presence along Hamline <br />Avenue. The building elevation facing Hamline Avenue and Terrace Drive have varied <br />horizontal setbacks to increase visual interest in the structure. <br />5.6 The structure has a variable horizontal setback (from property line) along Terrace Drive <br />ranging from 81 feet at the west end to 39 feet on the east end. The structure has a fairly <br />consistent setback along Hamline Avenue (from property line) of $o feet, with the closest <br />portion of the structure occurring in the southeast corner, which is 72 feet frorn the property <br />line. <br />5.7 For purposes of reference only, the B -1 zone requires a minimum front yard setback of 3o feet <br />and the R -7 zone requires a minimum front yard setback of 50 feet. The overall nixed use <br />project, including the existing and proposed office addition, will not exceed a floor area ratio of <br />1.00 <br />5.8 Summerhouse of Roseville is a four story structure with one floor (13,985 square feet) of retail <br />over the a portion underground parking and three floors of senior living units above the retail <br />for that portion adjacent to Hamline Avenue and four stories of senior living units above <br />underground parking for that portion adjacent Terrace Drive. <br />5.9 As proposed, the retail portion of the structure world be used for neighborhood retail and office <br />uses similar to those currently occupying Hamline Shopping Center. Access to the shops is <br />currently envisioned from both sides (east/west) of the structure. <br />5.10 The proposed Summerhouse includes a wellness center that includes anaerobic room, weight <br />room and lockers. The main floor also includes a community room, small theater, club room, <br />and private dinning room <br />5.11 As proposed, the senior apartment portion of the project will occupy the majority of the <br />structure, with 92 units including: 13 one bedroom units at 854 square feet; 3 one bedroom <br />units at 1,060 square feet; 25 two bedroom units at 1, 155 square feet; 22 two bedroom units at <br />1,552 square feet; 14 two bedroom units at 1,682 square feet; 3 two bedroom units at 1,900 <br />square feet; 10 two bedroom units at 1,932 square feet; 2 two bedroom units at 2,047 square <br />} <br />feet; and 3 guest rooms at 361, 3 7, and 419 square feet. <br />PF3421 — RCA Concept Plan - 031003 Page 3 of 10 <br />
