North Heights Hardware, Case No. 2199 <br />a. <br />Comprehensive Plan Amendment <br />Page 3 <br />Although it is not a significant amount of land and <br />will not cause the reduction of any units, this <br />request does involve the conversion of some <br />single - family residential land to serve a commercial <br />purpose. There has been considerable discussion <br />about this policy issue in the community and many <br />would argue against such an action at a basic policy <br />level. However, this may also be shown to be a good <br />reason why each proposal should be judged on its <br />unique merits. <br />There is an existing single - family home on this <br />oversized lot, and this home will remain on a smaller <br />lot. The residential lot to be created will exceed <br />the area required for single - family lots, although it <br />will be 2 feet narrower than the required lot width. <br />On the other side is North Heights Hardware, a small <br />business that has been in Roseville for 25 years and <br />they have outgrown their lot. This business has <br />built a strong neighborhood clientele, who supports <br />North Heights Hardware's plans for expansion. <br />Also, there are not many <br />fronting on Rice Street <br />increasing traffic levels, <br />location for single - family <br />Other lots to the south are <br />up to city park land. <br />b. The space that is adjacent to them <br />happens to be zoned R -1 Single - Family Residential. <br />
