We do not believe that this is a major <br />issue and the SC District standards provide the <br />flexibility to approve such changes. <br />Landscaping <br />The proposed modifications will have no affect on any <br />existing landscaping. <br />Lighting <br />The proposed changes will have no affect on site <br />lighting. <br />Signing <br />The owners of Rosedale Commons were recently in front of <br />the Planning Commission and City Council with a request <br />for approval of two ground signs. The changes proposed as <br />part of this request will have no affect on project <br />signs. <br />Screening <br />Since a new loading area is proposed as part of this <br />application, it must meet the new standards for the <br />screening of loading and service areas. Essentially such <br />areas must be completely screened, from the eye level <br />view, on contiguous residential properties and adjacent <br />streets, except at driveway access points. The standard <br />further states that such screening shall be accomplished <br />with materials similar to, or compatible with exterior <br />materials, and architectural treatment on the principal <br />structure. <br />First of all, when we met with the applicants and their <br />architects, it became apparent that approximately the top <br />18" of some taller semi - tractors could be seen above the <br />proposed screen wall. We asked them to increase the <br />height and they agreed to change the elevation to increase <br />the height by 18 ". <br />Secondly, the materials to be used to construct the screen <br />wall include the same face brick as is on the main <br />building. With the change in screen wall height noted <br />above, this proposal meets the new requirements. <br />Thirdly, there is another issue that may arise during this <br />review that is technically not part of the proposal, but <br />may be raised by adjacent neighbors. Recently, a request <br />was made to place a satellite dish on the roof of this <br />building. representatives-of the company hired to do the <br />installation came to City Hall to inquire as to the City's <br />
