No. 90-01- 7003 -01 <br />Since the existing grade on the service drive is approximately 4 feet below the floor level <br />of the tenant space, the loading dock will not require any alterations to the existing <br />drainage patterns. The dock will have natural surface drainage to the east along the <br />service drive in the same manner this area presently drains. In addition, the dock area <br />will be screened with a brick faced wall to match the existing brick material. <br />Building Related Modifications <br />The building related modifications are limited to the following: <br />1. The construction of a loading dock on the north side of the building to match the <br />size and configuration of the existing Children's Palace loading dock. The building <br />materials will match the brick and rockface concrete block on the existing building. <br />2. The conversion of the enclosed mall area between Children's Palace and the second <br />pavilion to retail space for a new anchor tenant. Also included within this anchor <br />tenant space will be all existing tenant space numbered 112 -116. <br />3• Conversion of lower level retail space to storage area. In order to satisfy the <br />parking requirements necessary for the conversion of 4,500 sq. ft. of mall space <br />into retail space, we are proposing to convert 4,500 sq. ft. of existing retail space <br />in the lower level to storage. In addition, to accommodate the loss of 12 parking <br />stalls for the loading dock addition, we are proposing to convert an additional 2,400 <br />sq. ft. of lower level retail space to storage area.
