That approval of the proposed sign be deferred until <br />the City sign ordinance is reviewed and modified to <br />allow the sign as presented. <br />g. That the applicants must secure an easement for storm <br />sewer on the southeast corner of Lot 2. A copy of this <br />easement shall be provided to the City Engineering <br />Department prior to commencement of site development. <br />h. That a performance bond or letter of credit shall be <br />submitted in an amount to be determined by the <br />Community Development Department which is in an amount <br />equal to 1 -1/2 times the estimated cost of the proposed <br />landscaping. <br />i. That all required assessments be paid. <br />Alternatives: <br />1. Deny the application based on findings of fact which <br />demonstrate that the proposed development would be <br />detrimental to the general public's health, safety, and <br />welfare. <br />2. Continue consideration of the matter and require that all <br />conditions be met prior to taking final action. <br />3.
