After pursuing several leads that failed to <br />work out, they identified the property most commonly <br />referred to as the Ettinger parcel, located south of <br />County Road C and west of the Minnesota Transfer Railway <br />line. They have negotiated for the purchase of the <br />easterly 3.87 acres of the overall 15.456 .acre parcel <br />owned by MEAM Properties. <br />This is approximately twice the amount of land that <br />Systems Control has identified as needed to accommodate <br />their facility, and therefore, they propose to locate this <br />facility to the back of the property opposite the <br />Burlington Northern Railway Company line and to plat a lot <br />to allow a higher valued use to be located along the <br />County Road C frontage sometime in the future. <br />The Code requires a special use permit-for any automobile <br />related use. The Subject Property is zoned I -2 which is <br />the most intensive zoning district in the City While <br />this is an automobile related use, it certainly does not <br />have any of the most problematic characteristics of some <br />automobile oriented uses. There will be no repair of <br />vehicles on the property. There will be no storage of <br />
