REQUEST FOR COUNCIL ACTION DATE: 2 -25 -91
ITEM NO.: 3 .3
Department Approval: Manager Reviewed: Agenda Section:
KQ49Q_ Consent
Item Description: James Ranalla request for a minor variance
at 1288 W. Skillman Avenue.
Background:
1. City ordinances require that driveways on residential
property be located at least 30 feet away from the side
street on a corner lot.
2. James Ranalla owns the property at 1288 W. Skillman Avenue,
which has an existing driveway which is approximately 12
feet away from the right -of -way on Dellwood Avenue. This
driveway has existed at its present location for
approximately 30 years. The proposed driveway lines up with
the existing garage on the site.
3. It is the City's policy to require that driveways be brought
in to compliance with setback requirements when the streets
are upgraded through the pavement management program.
4. Mr. Ranalla has requested a variance in order for the
driveway to remain at its present location.
5. The Minor variance Committee unanimously recommended
approval of the variance to allow the driveway to remain at
its existing location. The minor variance action was based
on the fact that the driveway has existed for a number of
years, that the driveway lines up with the garage, and that
the driveway does not pose a safety threat to the
intersection.
Alternatives:
1. Deny the variance and require the driveway to be installed
with the proper 30 foot setback.
2. To approve the variance as requested.
Policy Objectives:
1. To bring existing non - conforming driveways in conformance
with the ordinance by either granting the variance or
requiring that they be installed with the proper 30 foot
