Maschka moved, Johnson seconded, that North Heights Hardware request for rezoning from R -1 to B -3 at 2595 Rice Street be approved. Roll Call, Ayes: Thomas, Cushman, Johnson, Maschka, and Rog. Nays: None. Maschka moved, Johnson seconded, that North Heights Hardware request for lot division at 2595 Rice Street be approved. Roll Call, Ayes: Thomas, Cushman, John- son, Maschka, and Rog. Nays: None. Maschka moved, Johnson seconded, that North Heights Hardware request for side and rear yard variances at 2595 and 2611 Rice Street be approved with the following conditions: 1. That staff approve a revised landscape plan, 2. That staff approve lighting details, 3. That a final grading and drainage plan be submitted for Engineering Department approval, 4. That 9 -1/2 feet of right -of -way be dedicated along Rice Street, 5. That funds be escrowed for sidewalk along Rice Street in accordance with City policy. C -4 Thomas moved, Maschka seconded, that Tanurb Company's TANURB request for an amended Special Use Permit for site COMPANY Plan approval at Rosedale Commons Shopping Center at 2480 Fairview Avenue be approved with the following conditions: 1. That the addition of the loading dock trash handling area and screen conforms to all requirements of the City Code. 2. That the height of the rick screen wall, adjacent to the loading dock be 13 feet in height. 3. That Council authorize staff to negotiate with Tanurb and the neighbors to resolve the buffer area screen issue. Roll Call, Ayes: Thomas, Cushman, Johnson, Maschka, and Rog. Nays: None.
