The following sections provide a summary of the proposed development and <br />associated environmental conditions, costs and response actions that are required at the Site. <br />I IF= <br />The Site will ultimately be divided into four parcels with one structure on each parcel. The proposed. <br />design includes the construction of a 400-stall park and ridle facility,. a 4-fl.00r, 123-room extended stay <br />hotel totaling 914,1835, square feet, a 3-story, 54,000-square-foiot office complex,. and an additional <br />specialty officie/retall building of up to 24,000 square feet. The total proposed square footage is <br />172,835 square feet- <br />The central portion of the Site will be used mainly for paved park A storm water retention system <br />is proposed to be installed -near the east-central piortion of the Site, beneath paved parking. Storm water <br />collected in the system will filter through the piping system and ultimately discharge into the municipal <br />storm water system. The exact details of the buildings design and orientation on the Site are still in the <br />process of being finalized, but the proposed Site layout and schematics provided in Attachment 1 presen! <br />the working redevelopment concept for the Site. <br />Earl vimmmentall Summiary <br />The Site buildings were constructed between 1964 and '1965 and have been used for various trucking <br />terminal operations. A 10,000-gallon gasoline undierground storage tank (UST) and a 10,000-gallon <br />d�iesel UST were reportedly installed. at that time. The 1 0,000-gallon USTs, were removed from the Site <br />in 1989, at which time a petroleum release was identified (Leak #1974). A 12,000-gallon diesel UST <br />was installed 'in 1989 and reportedly removed in 2005, at which time a second petroleum release was <br />identified (Leak #16046). The Minnesota Pollution Control Agency ■ (MPCA) has closed both leak sites-, <br />however, petroleum-Impacted soil remains at the Site.
