As you know, the current ordina,n�ce in the City of Roseville requires 10 <br />percielnt of residential raw land area,, or, money i,n lieu of land, applied <br />to plats of 51 acres or more only,. No requirement is specified for <br />industrial or business zoned land. <br />441 Slaim�e c,omme�nts about the policies of other communities are as follows: <br />a) Though the State Enabling Legislation refers to "a reasonable <br />amount, of land'', 1 most comimunit,ies seem, to interpret that as <br />approximately 10 peircenit, particularly in cases of single-family <br />residential. <br />b) Most cornet unities requ ire dedication of residential, business, and <br />11 <br />industrial property plats. <br />C) Many communities simplify the caleulations by requiring a <br />"fied amount per dwiell,l,' * t, <br />speci I i inig unt, This may not have to be <br />established by ordinance, but may be adopted and adjusted from <br />time to time by Council Riesolution as a, standard to be applied. <br />d) Somnie communities, use population density as a standard by <br />Calculating average occupianlcy per unit. The foilowing arie ordinance provisions sugigest,ed for consideration by the <br />Planning Commission and Council for adoption by the City of Roseville <br />relevant, to park dedication riequiriements, <br />a) All residential plats, including lot spilits where no plat is filed, <br />shall be required to dedicate 10 perc+ nt of the gross land area <br />(exclusive of strie�ets) for Public pare use <br />or money in lieu of <br />park land dedication when it is inappropr "late. <br />b) where money is paid in lieu of land, the values for residential <br />purposes shall be established by the Council at least every two <br />years by resolution.
