No. 87-01-1033-01 <br />All parking areas have been designed to meet the minimum requirements for stall <br />size (9' X 18' or 6' X 18' for compact) and drive aisle widths (24'). With the <br />exception of the compact car parking area on the east side of the Retail <br />Building, all parking areas are designed for full size cars. Concrete curb and <br />gutter will contain all of the parking and drive areas. <br />The following table illustrates the specific data relative to parking: <br />Parking - Required _ Provided <br />* Retail Building 5/1000 = 85 52 <br />office Building 5/1000 = 92 92 <br />Bank/Office Building 5/1000 = 141 145 <br />Extended Stay Hotel 1/unit = 112 112 <br />* Due to the specific use of the Retail Building, we are requesting a parking <br />variance for this use to allow 3/1000 or 51 cars. <br />LANDSCAPING <br />Landscaping will be used to enhance the appearance of the buildings, provide <br />visual screening at appropriate locations, define access points and soften the <br />parking areas. The concept landscape plan proposes a variety of plant <br />materials including, over-story trees, ornamental trees, evergreen trees and <br />shrub massings. The intent of the concept landscape plan is to indicate a <br />level of quality and types of plant materials only and not to provide a speci- <br />fic planting plan. <br />GRADING, DRAINAGE AND UTILITIES <br />The site will be served by storm sewer, water and sanitary sewer improvements <br />connecting to existing city utilities and designed to conform to city engineer- <br />ing standards. <br />The site drainage design, subject to City and Watershed District approval, will <br />limit runoff from the site to previously approved amounts. Ponding require- <br />ments south of the frontage road will be increased from 0.25 acre-feet to 0.51 <br />acre-feet. An interior storm sewer system, designed for a 5-year frequency <br />storm, will convey runoff from approximately 6.5 acres to a relocated, con- <br />trolled outlet pond. <br />A 10 -inch D.I.P. watermain, looped from the existing 16-inch pipe along <br />Snelling Avenue to the Snelling Avenue Frontage Road and County Road C, will <br />provide water to individual parcels. Hydrants will be placed appropriately <br />within the property with maximum hydrant spacing 300 feet. Sanitary sewer will <br />be extended into the site from the existing 8-inch pipe near the north end of <br />the parcel. <br />01 <br />011i <br />
