I a) The Developer shall construct Langton Lake Drive connecting the property to <br />2 Cleveland Avenue and running along the northernmost and easternmost boundaries of the <br />3 property, ending in a 100 foot diameter cul-de-sac south and east of the southeastern <br />4 comer thereof The roadway shall be 1200 feet more or less of 26 foot wide (face to <br />5 face) bituminous street with type B618 curb and gutter. Parking shall be restricted on the <br />6 entire street. The typical section of pavement for the street shall be.- 1.5 inches <br />7 LVWE3503OB/ 2.5 inches LVNW3503OB/ 8 inches of Class 5-100% crushed limestone. <br />8 b) Unusable material within the roadway shall be removed by the Developer <br />9 c) All sub grade excavation and filling shall be completed by the Developer in <br />10 accordance with City details, City specifications, VDT's specifications, and the <br />I I approved site grading and drainage plans. <br />12 d) The City reserves the right to test as necessary, at the Developer's expense, all <br />13 grading work. Pathway. The Developer shall construct a pathway connecting Cleveland .venue to the <br />24 <br />south boundary of the plat. The pathway shall also connect to Brenner along the Mount <br />25 <br />Ridge right of way. The pathway shall be constructed in accordance with specifications <br />26 <br />and the City approved public improvement construction plans. <br />27 <br />4. Watermain construction.- The Developer shall construct all watermain necessary to serve <br />28 <br />the plat, including hydrants and individual lot services. <br />29 <br />a) All watermain shall be constructed in accordance with City details, specifications, <br />30 <br />and public improvement construction plans. <br />31 <br />5. Sanitary sewer construction.- The Developer shall construct all sanitary sewer pipes <br />32 <br />necessary to serve the plat, including individual lot services. <br />33 <br />a) All sanitary sewers shall be constructed in accordance with City details, <br />34 <br />specifications, and public improvement construction plans. <br />35 <br />6. Storm sewer construction.- The Developer shall construct all storm sewer improvements <br />36 <br />necessary to serve the plat, including the construction of outlet control structures and <br />37 <br />flared end sections. <br />38 <br />a) Storm sewer facilities, including ponds and infiltration basins, shall be constructed in <br />39 <br />accordance with City details, specifications, and public improvement construction plans. <br />Page 2 of 13 <br />
