<br />8 A RESOLUTION APPROVING OUTDOOR STORAGE AS A CONDITIONAL USE AT
<br />9 2360 COUNTY ROAD C (PF11-025)
<br />10 WHEREAS,, BHJN,, LLC, applicant for approval of the proposed conditional use,, owns
<br />11 the property at 2435-2459 Rice Street, which is legally described as.-
<br />12, PIN: 08-29-2 3-21-�0012
<br />13 Gateway West Business Center — Roseville, Lot I Block I
<br />14 WHEREAS,, the Roseville Planning Commission held the public hearing regarding the
<br />15 proposed CONDITIONAL USE on October 5, 2011, voting 7-0 to recommend approval of the use
<br />16 based on the comments and findings of the staff report prepared for said public hearin - and

<br />1 7' WHEREAS,, the Roseville City Council has determined that approval of the proposed
<br />18 CONDITIONAL USE will not result in adverse impacts to the surrounding properties based on the
<br />19 following findings.-
<br />2,0 a. While outdoor storage as proposed might not advance the goals of the
<br />2,1 Comprehensive Plan aside from representing continuing investment in an
<br />2,2, industrial property, it does not conflict with the Comprehensive Plan;
<br />2,3 b. The proposed use is not in conflict with a Regulating Map or other adopted plan
<br />24 because no such plans apply to the area surrounding the property;
<br />2,b C. i tie proposes use is not in connect witn amity k-,oae requirements since permits
<br />2,6 will not be issued if the plans fail to meet all of the relevant requirements and,,
<br />moreover,, the conditional use approval can be rescinded if the use or the property
<br />2,8 fails at any time to comply with all applicable Code requirements or conditions of
<br />2,9 the approval;
<br />30 d. The proposed outdoor storage essentially represents expanded capacity of the
<br />31 existing building material distribution use, and so should not intensify any
<br />32, practical impacts on parks,, streets,, or public infrastructure;
<br />33 e. The outdoor storage area could add vehicle trips to the local road network, but the
<br />34 potential, additional traffic would not impose an excessive burden on the public
