The net housing density within the district ranges from 10.0 to 22.0 units <br /> per acre of developable land and a minimum lot area of 2,800 square feet per unit for two (or <br /> more) bedroom dwelling units. The minimum lot size is 11,000 square feet and the maximum <br /> building height is three stories. The R-3 District is intended for those areas designated as MR <br /> Medium Density Residential areas., or HR High Density Residential areas within the <br /> Comprehensive Plan. <br /> A. Permitted Uses: See Section 1004.015 <br /> B. Permitted Accessory Uses: See Section 1004.015 <br /> C. Uses Allowed By Conditional Use Permit: See Section 1004.015 <br /> D. Lot Area, Height, Frontage and Yard Requirements: See Section 1004.016 <br /> 1. Notwithstanding the minimum specifications as specified in Section 1004.016 the front <br /> and rear yard setback shall be at least three-fourths (3/4) of the height of the principal <br /> structure and the side yard setback shall be at least one-half(1/2) of the height of the <br /> principal structure. Storage Space Requirement: A minimum of ninety six (96) cubic feet of miscellaneous <br /> storage space shall be provided for each dwelling within the principal structure containing <br /> such unit. Such space shall be in addition to normal storage space provided in wardrobes, <br /> cabinets and clothes or linen closets. <br /> (Ord. 1287, 8-4-2003) <br /> 1004.05: R-3A MULTI-FAMILY RESIDENCE DISTRICT; THREE TO <br /> TWENTY FOUR UNITS: <br /> The R-3A district is designed to be amulti-family district consisting predominantly of buildings <br /> three stories and 24 units or less, similarly located as those in an R-3 district. The net housing <br /> density within the district ranges from 10A to 30.0 units per acre of developable land and a <br /> minimum lot area of 2,800 square feet per two (or more) bedroom dwelling units. The minimum <br /> lot size is 11,000 square feet. The height limits is 3 stories or 30 feet, whichever is less. The <br /> maximum number of units in the structure as well as the height of the structure may be exceeded <br /> by issuance of a conditional use permit. The R-3A District is intended for those areas designated <br /> as HR High Density Residential areas within the Comprehensive Plan. <br /> A. Permitted Uses: See Section 1004.015 <br /> B.
