The Roseville City Council discussed the Presbyterian Homes redevelopment project in <br />Arden Hills just to the north of this neighborhood and its potential impacts to this neighborhood <br />6 on November 8,, 2010. After hearing from concerned neighborhood residents on the potential <br />"7 traffic impacts from this development, the city followed up with a letter to the Arden Hills City <br />Council requesting they add certain conditions to their approval of this project to minimize <br />9 impacts on this Roseville neighborhood. <br />'10 <br />The Arden Hills City Council approved the Presbyterian Homes redevelopment at their meeting <br />12 on 11/29/10. Approval conditions that pertain to concerns brought to the Roseville City Council <br />13 November meeting were.- <br />14 -The applicant shall work with adjacent property owners along Shorewood Drive and County <br />1 f.t Road D to determine exact location and species of landscaping materials to be planted along the <br />1 1 east property line <br />1 7 -If a warrant analysis indicates that a four-way or a three-way stop is necessary at the intersection <br />1 ,,, of the entrance to the Property on County Road D and Wheeler Avenue, Developer, at its sole <br />'19 expense, shall construct such four-way or three-way stop according to plans and specifications <br />2o approved by the City Engineers for the City of Roseville and the City of Arden Hills. <br />21 -Traffic leaving the site onto County Road D shall be prohibited from continuing directly down <br />22 Wheeler Avenue with a right out only barrier curb median, subject to the approval of the Public <br />23 Works Director. <br />24 <br />25 The Arden Hills City Council added three conditions at the meeting that were not included in the <br />Roseville request that pertain to the County Road D entrance to the Presbyterian Homes project. <br />27 <br />28 1 . The addition of three speed bumps/humps along the drive entrance off County Road D; <br />29 one very near the entrance to the Pr es Homes property,, and two others after the turn off to the <br />30 underground parking for the brownstone buildings. Final location and size of bumps will be <br />31 subject to City Engineer approval. <br />32 2. A review of traffic one year after project completion. If traffic entering the site from the <br />33 County Road D entrance exceeds by 20 percent of projected counts Presbyterian Homes shall be <br />34 responsible for implementing additional traffic management measures subject to the review of <br />3' the City of Roseville and approval of the City of Arden Hills. <br />wpm� <br />
