Department Approval <br />I`°S'p,aE-41+4 <br />REQUEST FOR COUNCIL ACTION <br />Date.- June 13,, 2011 <br />Item No..- 13 . c <br />Acting City Manager Approval <br />Item Description.- Request For Proposal (RFP) for construction Management Services <br />I BACKGROUND <br />2 On March 2L 2011 the Fire Department Building Facility Needs Committee presented the <br />3 following recommendations to the City Council regarding direction for future fire stations. <br />4 <br />5 After an extensive evaluation of fire department operations, services offered, current building <br />6 conditions and shortcomings,, station locations, and future shared services the committee made a <br />"7 recommendation that the fire department move to a single new fire station on the grounds of the <br />8 current Fire Station 41 at 2701 Lexington Ave. This recommendation would consolidate the <br />9 departments' current three station out-dated model into a centrally located station that would <br />I better serve the community both today and into the future. <br />"I'll <br />12 At the conclusion of the recommendations from the Building Facility Needs Committee, the Fire <br />13 Department requested, and received approval to proceed with Request For Proposal (RFP) for <br />14 preliminary architectural services. As part of the preparation and educational process required <br />for developing the RFP the fire department learned that the concept of hiring a construction <br />16 manager early into the project would bring the greatest value to the overall design and <br />1 "7 construction of the project. The RFP would cover aspects of Phase I of the design process. <br />19 Phase I of the process would include the following.- <br />20 <br />2 1 Project Phase 1 <br />22 <br />23 0 Construction Manager must be able to transition from phase I of the project into Phase 11 <br />24 of the project which will include final design and construction. Construction Manager <br />25 must be capable of assuring there is a consistent project management team through the <br />26 full length of both phase I and 11 of the project. <br />27 0 Develop and implement a design phase plan for Phase I & 11 based on information <br />28 provided by the City and Architectural firm. <br />29 0 Assist the City in developing RFP and selection process for Architectural & Engineering <br />30 services <br />3 1 0 Conduct,, document and distribute minutes of city, architect, Engineer, and Construction <br />32 Manager Team Meetings. <br />Page I of 2 <br />
