Our client's land is located in the North, Western quadrant <br />of Tyfin, Lakes vAth frontage on Cleveland Avenue and, County Road CI-2. <br />Recently,, City staff has proposed additional regulatory burdens, to be 'imposed on selected <br />V 11 a <br />properties M* TvAn Lakes, inciud iing that owned by our, client. These, regulations have been <br />0 91 <br />presented to the P'l Commission and will, be considered, by the Council next week, We <br />urge you, not, to approve these ill-conceived, unnecessary and, burdensome regulationst <br />The regulations have been touted, as providing flexibility and, an enhancement to development. <br />As applied to DBC property it does neither.% Instead it raises the coist of' development and <br />imposes unreasonable burdens on ownership. <br />As, an example of the burden, imposed by the new plan, there vAll, be a, mi'ni'mum of' 25' and up to <br />V <br />60" required to be deducted, to the public along County Road C-2. This adds a direct cost ti; <br />11 <br />development and, is tantamount to a forced taldng of property. This may cost DBC an estimatet <br />$5031000. <br />
