Attachment G <br />35 be limited to employees and visitors, and because the traffic analysis concluded <br />36 that vehicle trips generated by the proposed use are limited, especially during the <br />3 7' typical a.m. and p.m. peak traffic periods, it will not create an excessive burden <br />38 on parks,, streets,, and other public facilities; and <br />39 e. The assisted living facility will be a relatively low-impact use that will not be <br />40 injurious to the surrounding residential neighborhood, will not negatively impact <br />41 traffic or property values, and will not otherwise harm the public health, safety, <br />42, and general welfare. <br />43 NOW THEREFORE BE IT RESOLVED,, by the Roseville City Council, to APPROVE <br />44, the proposed assisted living facility at 621-637 Larpenteur Avenue as a CONDITIONAL USE in <br />45 accordance with Section § 1009.02 of the Roseville City Code, subject to the following <br />46 conditions.- <br />4`7 a. The applicant shall remove the existing paved area in the Dale Street right-of-way <br />48 as part of preparing the site for the proposed development, shall install a sidewalk <br />49 near the western edge of the right-of-way consistent with Roseville's Pathway <br />50 Master Plan,, and shall restore the remainder of the right-of-way with turf grass <br />51 and/or other approved landscaping; <br />52, b. The applicant shall provide a diagram illustrating the move ments of trash <br />%1.11 <br />53 collection and other large vehicles into and through the site to verify that the <br />54 turnin adequate; radiuses are <br />9 1 <br />55 C. The applicant shall install a fire suppression sprinkler system and, if nursing <br />56 services are to be provided, the applicant shall also install an alarm system; <br />5 7' d. The applicant shall establish screening along the northern and western property <br />58 boundaries consistent with the landscape plan reviewed with this application as <br />59 part of Attachment C with the addition of an opaque fence at least 4 feet in height <br />60 in those areas; and <br />61 e. Once the location of outdoor mechanical equipment has been determined, the <br />62, applicant shall continue to work with staff to determine the location for the trash <br />63 enclosure that best minimizes any impacts to the neighboring property to the <br />64 north without compromising good internal circulation within the site. <br />65 The motion for the adoption of the foregoing resolution was duly seconded by Council <br />66 Member and upon vote being taken thereon, the following voted in favor.- <br />6 7, and voted against. <br />68 WHEREUPON said resolution was declared duly passed and adopted. <br />Page 2 of 3 <br />
