b. HVAC Units. All HVAC,, mechanical,, and energy support system structures <br />must be roof top mounted and screened from view. For the purpose of this P <br />AGREEMENT screening shall consist of integral wall extensions of similar <br />materials to the building wall materials or trim. <br />C. Trash Handling. Trash handling equipment (trash and recycling dumpsters <br />and/or compactors) shall be located adjacent to the delivery dock area and include <br />a screen wall. <br />do Off-�Street Parking. Off-street parking areas shall include hard surfacing <br />(bituminous), concrete perimeter curbing, and a drainage plan. <br />e. Signage. Signage shall be consistent with City Code Section 1009 (Sign <br />Regulations) and require a separate permit. <br />f. Lighting. Parking lot lighting shall be consistent lighting requirements of Section <br />1006 and 10 1(x.1 of the Roseville City Code. Lighting of pedestrian accesses <br />and/or patio areas shall be of a pedestrian scale and can be a decorative style. <br />go Storage. Outdoor or exterior storage of any material, equipment, is prohibited for <br />any duration including but not limited to.- trucks and semi-trailers (except while <br />delivering goods, services, and materials), boats, trailers, campers, snowmobiles, <br />ice houses, junk, pallets, debris, inoperable and/or non-licensed vehicles. <br />Temporary storage (piling) of snow and snow melting equipment shall be <br />permitted in accordance with the snow storage and management plan (Exhibit <br />K). <br />h. Cart Storage. Cart corrals are permitted throughout the site and can be moved to <br />address customer habits. However,, the outdoor storage of carts is prohibited <br />unless fully screened from view. The Planning Division will work with the <br />applicant on an appropriate solution. <br />i. Accessory structures. The installation of sheds or other accessory buildings is <br />prohibited. Outdoor sales and merchandising and equipment for the sale is <br />I <br />exempt from this requirement (requires seasonal sales and display permit). <br />9.9 Site Construction & Security Fencing. The DEVELOPER is responsible for installing <br />construction or security fencing and for its removal prior to occupancy. The exact <br />location of the security fence and entrances must be approved by the Building Official <br />and Fire Marshall,, or designees, prior to the issuance of building or excavation permits. <br />9.10 Site Landscaping. A final landscape plan shall be submitted and approved and shall be <br />I <br />consistent with the current landscape plan (Exhibit F). <br />A <br />
