Representatives from United Properties presented their concept for this project. <br />2 16 Overall, commissioners offered their support for the project as a nice addition to the <br />2 1 "7 neighborhood and that there is positive appeal for people in planned senior cooperative to be <br />2 18 able to remain in the same neighborhood when needing to move on to an assisted living facility <br />2 19 9.0 STAFF RECOMMENDATION <br />220 9.1 The Planning Staff recommends APPROVAL of the REZONING and GENERAL CONCEPT <br />22 1 PLANNED UNIT DEVELOPMENT for theDrODertv at 2990 and 2996 Cleveland Avenue <br />222 North for a 93-unit assisted-living facility by United Properties with the following conditions.- <br />223 <br />a. <br />The Planning Division will work with the applicant on setting back the building further <br />224 <br />from the rear property line, with a goal to achieve a 20-foot setback. <br />225 <br />b. <br />The proposed assisted-living facility shall provide a minimum of 8,1 on-site spaces of which <br />226 <br />a minimum of 46 shall be underground. <br />227 <br />C. <br />The submittal of final grading, drainage, and utility plans must be reviewed and <br />228 <br />approved by the Public Works Department. This review may include consideration by <br />229 <br />the Public Works,, Environ ment,, and Transportation Committee <br />230 <br />d. <br />The Planning Division will work with the applicant on addressing a gateway element at <br />231 <br />Cleveland Avenue and planned Langton Lake Drive and pedestrian friendliness along <br />232 <br />Cleveland Avenue. <br />233 <br />e. <br />The Roseville Fire Marshall shall approve all fire hydrant locations. <br />234 <br />f. <br />The submittal of final site and landscape plans to be reviewed by the Planning Division <br />235 <br />and Parks Department. <br />236 <br />g. <br />Park dedication may be required consistent with State Statutes 462.358 and § 1103.07 of <br />237 <br />the Roseville City Code.
