Attachment D <br />1:=w <br />From: Cheryl Wallin <br />Sent: Satuirday, MarCh 1 2) 2011 9:39 PM <br />To: *RVCounciI <br />Subject: Josephine Wood slWaII ii n Pulte Homme's "Josephine Woods" proposal <br />Ros,eville Mayor and Council Members, <br />As a resident on los,ephine Road, I was, disturbed to recently find out the Ros,eville Planning <br />Commis,s,ion is recommending approval of a new development "Josephine Woods," which will impact <br />the traffic on los,ephine Road without notification and/or dis,cus,s,ion with all residents, who <br />will be most impacted by this development. While my husband and I are not against this <br />development, we are greatly disturbed in the proces,s, that was used for them to recommend <br />approval of such a development without at least soliciting our input. <br />It is our understanding that the projections, are for this development to generate an <br />additional 286 vehicle trips, per day., some percentage of which will utilize los,ephine Road. <br />Since we are "late to the party". it is unclear to us, why it makes, more sense to add traffic <br />to the intersection of los,ephine Road and Hamline vers,us, opening County Road C2. This change <br />to the proposal would allow this traffic to utilize the intersection of C2 and Hamline which <br />your traffic study s,hows, has two-thirds, les,s, traffic than the Josephine/Hamline intersection <br />(1,05 vs, 35 - A.M. Peak Hour Volume and 70 vs, 25 - P.M. Peak Hour Volume). <br />We are asking that the Mayor and Council Members, recognize the well intended but misguided <br />attempt to get this project approved by the Planning Commission by delaying approval of this <br />project until the April 11th Council meetin . Such a minor delay would allow us, and our <br />neighbors, a reasonable amount of time to research the planning commis,s,ion's, recommendations, <br />as well as to fully understand the traffic study. <br />Thank you for your consideration. <br />Cheryl Wallin <br />1,255 Josephine Road <br />Page 24 of 25 <br />
