Final grading, drainage and utility plans have been completed by Pioneer engineering and are attached <br />as part of this application. These plans gill also be form aIly subrnitted, reviewed,, approved and <br />permitted by the city engineer and the Rice Creek Watershed District. <br />Cent ventures will agree to right of way dedication for Twin Lakes Parkway and a 10f right of way <br />dedication for Mount Ridge Road. Cent Ventures also agrees to a side walk dedication, in lieu of a, side <br />walk easement dedication; along Cleveland Avenue. AII' ded ications will be reviewed and approved by <br />the city engineer and included- on the Final Plat. In addition, Cent ventures also agrees to be responsible <br />for its pro rata share of expenses associated with the necessary infrastructure improvements included in <br />the Twin Lakes AUAR.
